Key Responsibilities:

Property Management:

  • Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, complaints, and maintenance requests promptly and professionally.
  • Lease Management: Prepare, negotiate, and manage lease agreements, ensuring compliance with all legal and regulatory requirements.
  • Property Inspections: Conduct regular property inspections to ensure properties are well-maintained and meet safety standards.
  • Maintenance Coordination: Coordinate and oversee maintenance and repair work, liaising with contractors and service providers to ensure timely and cost-effective solutions.
  • Vacancy Management: Market and advertise vacant properties, conduct property showings, and screen potential tenants to ensure high occupancy rates.

Financial Management:

  • Rent Collection: Ensure timely collection of rent and other fees, and manage arrears effectively.
  • Budgeting: Prepare and manage annual budgets for each property, including forecasting expenses and monitoring financial performance.
  • Financial Reporting: Generate regular financial reports for property owners, detailing income, expenses, and overall financial health of the properties.

Compliance and Legal:

  • Regulatory Compliance: Ensure all properties comply with local housing laws, health and safety regulations, and other relevant legislation.
  • Documentation: Maintain accurate and up-to-date records of all property transactions, tenant interactions, and maintenance activities.

Customer Service:

  • Tenant Satisfaction: Implement policies and procedures to enhance tenant satisfaction and retention.
  • Conflict Resolution: Address and resolve tenant disputes and issues in a fair and timely manner.

Marketing and Promotion:

  • Property Marketing: Develop and execute marketing strategies to attract potential tenants, including online listings, social media campaigns, and open house events.
  • Brand Representation: Represent the company professionally in all interactions with tenants, property owners, and the community.

Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field.
  • Minimum of 3 years of experience in residential property management.
  • Strong knowledge of property management laws and regulations.
  • Excellent communication and interpersonal skills.
  • Proficiency in property management software and MS Office Suite.
  • Strong organizational and time management abilities.
  • Valid UK driving license and access to a vehicle.
